
What is the Riviera Maya?
You’ve likely heard of Cancun, Playa del Carmen, and Tulum but what exactly is the Riviera Maya?? In this post, we’ll dive into what makes the Riviera Maya such a unique and vibrant destination, exploring its different areas so you can find the location that best fits your lifestyle and needs.
The Riviera Maya is a 210 km stretch of Caribbean coastline on Mexico’s northeastern Yucatán Peninsula, known for its pristine beaches, turquoise blue waters, beautiful natural cenotes, lush jungles and fascinating Maya history.
We will start our journey in Cancun which is the largest (and probably most well know) city in the Riviera Maya.

Cancún

Cancun is famous for its vibrant energy, luxurious resorts, and iconic high-rise hotels in the Hotel Zone, making it a top choice for travellers and investors seeking a classic beach escape filled with nightlife, shopping, and a range of amenities. The city is divided into four distinct areas: the bustling City Center, the upscale Hotel Zone, the tranquil Costa Mujeres, and Puerto Juarez, a gateway to Isla Mujeres. Each area offers unique attractions and real estate options, with stunning ocean-view properties available in the Hotel Zone, Costa Mujeres, and Puerto Juarez.
Cancun also boasts excellent infrastructure, including quality schools and universities, world-class hospitals, and major supermarket chains like Costco. The city’s international airport makes it easy for residents and visitors to travel seamlessly to other destinations, adding to Cancun’s appeal as a vibrant, well-connected city
Puerto Morelos

Just a 20-minute drive south of Cancun, Puerto Morelos is a charming and tranquil town that offers a refreshing escape from the busier tourist hubs. Known for its relaxed atmosphere, Puerto Morelos is ideal for those seeking a peaceful lifestyle, making it a popular choice for retirees and anyone looking to unwind away from the party scene.
The town is part of the world’s second-largest barrier reef, providing incredible snorkelling and diving opportunities, and it boasts a unique cenote route that’s perfect for nature lovers. Real estate here is typically more affordable than in nearby hotspots like Cancun and Playa del Carmen, although prices vary depending on property location, size, and quality.
Puerto Morelos is also a convenient base for exploring the region, with easy access to many of the Riviera Maya’s most beloved destinations.
Playa Del Carmen

About 25 mins south of Puerto Morelos is my home and favorite place in the Riviera Maya, Playa Del Carmen.
Playa Del carmen is one of the fastest growing cities in the world and it is easy to see why. The city is notable for its free and plentiful beach access, in contrast to other popular destinations in the area.
Playa del Carmen has a range of different areas, including Playacar, which is a gated community located just south of the downtown area, with many upscale hotels and residential properties. Coco Beach is an up-and-coming neighborhood located just north of Playa Norte, with many new restaurants, bars, and residential properties.
Ejido has been experiencing some new residential and commercial developments, with more modern and upscale properties being built. However, the neighborhood still retains much of its local character and charm, with many small shops, restaurants, and businesses serving the needs of the local population.
Puerto Aventuras

About 20 minutes south of Playa Del Carmen is the gated community of Puerto Aventuras. Built around a stunning marina, Puerto Aventuras luxury villas, condos, and select commercial properties with many residences boasting picturesque water views and direct marina access. Adding to its appeal, the community features a world-class golf course, enhancing its reputation as a high-end destination.
Puerto Aventuras also offers a charming shopping center, complete with a variety of restaurants, boutique shops, and essential services, catering to both residents and visitors.
Real estate prices here are among the highest in the Riviera Maya, reflecting its exclusive amenities and luxurious lifestyle.
Tulum

About 30 minutes south of Puerto Aventuras which reach the final destination of our tour of the Riviera Maya – Tulum. Tulum is known for its stunning beaches, bohemian lifestyle, and rich Mayan history. As a European, I often compare Tulum to Ibiza, thanks to its vibrant nightlife, which frequently hosts the world’s top DJs and festivals. Beyond the music scene, Tulum exudes a laid-back charm, complemented by its eco-conscious ethos and thriving culinary culture. The town is also a global hub for yoga enthusiasts, offering a serene escape with countless retreats and wellness experiences.
Tulum remains relatively underdeveloped, preserving its unique charm and natural allure. This growth potential makes it an excellent destination for investment, particularly in rapidly emerging areas like La Valeta, Region 15 and Region 8.
